I’m Nick Lane, a freelance self build project manager based in Bury St Edmunds. For over three decades I’ve helped homeowners plan, coordinate and complete successful building projects — from single-storey extensions to full new house builds.
I work independently, representing you — not the contractor. My role is to give you clarity, control and confidence so your project is delivered on time, within budget and to the standard you expect.
My Background in Building & Project Management
Before specialising in project management, I spent many years working hands-on across
construction trades, structural work, timber framing and renovation. This experience gives me
an in-depth understanding of what’s required at every stage of a build — and allows me to spot
issues before they become costly.
Over the years, I’ve managed a wide range of projects across Suffolk, Norfolk and Cambridgeshire, including:
- Self build new homes
- Timber-framed houses (including Potton homes)
- Barn conversions and listed buildings
- Kitchen-diner and two-storey extensions
- Major renovations and structural alterations
- Groundworks, piling, and raft foundations

How I Work
Every homeowner and every project is different, so my service is flexible. You choose the level of involvement:
- Full project management – from planning to handover
- Stage-by-stage support – planning, contractors, foundations, structure or finishes
- Watching brief – occasional site visits, reporting & problem-solving
- Pre-build advice – site inspections, feasibility, designs & planning reviews
Whichever route you choose, you remain in control of key decisions — with an experienced manager overseeing everything else.
